Precautionary steps or necessary certificates !!

I'm planning to buy a 30x40 site from one of the site owner. that property is current owner's self-acquired property. he got 2 sons and one daughter. and they are agreed to put a consent witness for the sale deed, which they are planned to execute in my name.

But my concern is . The site owner is more than 80 years old. the behavior of the site owner feels suspicious about his mental conditions like memory loss / less memory .. mental fitness.

now my worry is there any specific doctor certificates that we need to get, which proves that he is mentally fit to execute sale deed before I go for sale registration.

I very much need your advise. before I move forward Thanks.

Let the sale deed be executed by all three with proper recitals of objective and then If You manage a Doctor to be a witness to your deed it would be sufficient.

contact a local lawyer . you have stated that seller is 80 years old and you have doubts about his mental fitmness . get him examined by doctor . if he is suffering from azhemier disease or other mental illness dont proceed .

You should not proceed if the owner is suffering from some mental disease and the doctor certify it after examination. To be in a safer side, get opinion from penal of doctors.
