Redevelopment of cess building

I am residing in cess building in south mumbai. Our owner sold our buildings to developer and he initiated for redevelopment of our buildings. In the initial meetings he told me if you have 2 separate rooms in same building in the names of husband and wife, then as per MHADA rule you will be entitled for 1 flat after redevelopment of your building. In my case I have 2 separate rooms on the same floor,with one rent receipt on my wife's name and other is on my father's name. My father was expired in 2008 and before that made a affidavit with consent and NOC of my 1 brother and 3 sisters and also of my mother and brother' wife that after his demise tenancy of his room would be transfer in my name.Due to MHADA rules fear I have yet not get transfer fathers room in my name.Please guide me if there is any such law and how can I retain both the rooms after redevelopment.Thanks in advance.

I do not know which Rule the Developer is relying on. Ask him to show the rule under which the spouses are denied the right to have two Independent flats in the redeveloped building. Also make discrete inquiry with MAHADA.
