i have a vacant flat , and i want to give it on rent. i am feeling fear of occupancy by tenant. i have hear many cases and examples in this regard.

even 11 month agreement and police verification is also became useless. so feeling fear. is there any 100% safe mode to give house on rent?

Police verification is not mandatory but you have to inform the local police about the details of the new tenant.

Risk is everywhere. One have to take calculated risk to get something/ rent or any benefit...

a few states like Punjab and UT Chandigarh have made Police Verification mandatory due to Terrorism effect.

Risk is certainly there.

But some states are under the process of changing the rent laws.

e.g. Punjab is going to notify a law where the tenancy will be required to be registered under every circumstance and the cumbersome procedure of court litigation for eviction is going to be removed.

the SDM will be empowered to get the premises vacated on the termination of agreement.

I dont know about your state but do take some legal advice from a local lawyer prior to taking any step.
