Self-redevelopment of a building

Hi Experts,
Our buildings conditions is in a very dilapidated condition as its been more than 30 years and its on an undivided land as there are 24 buildings on a single plot. Our building is located in Kurla West (Mumbai). Conveyance has not been done and as of now its under process. The builders approaches us offers a good price but vanishes later. We have been informed that our land comes under CRZ II. Yesterday we had an AGM and we the members have decided to self-redevelop the building as the condition of the building is very bad, it may fall anytime. My question is
1) what is the process of self-redevelopment of the building?
2)What would be the FSI, the plot area of our building is 1008.71?
3) Is it possible to re-develop the building with commercial shops on the ground-floor, as of now there's stilt parking?
4) What should be our first step in respect of Self-Redelopment and what would be guidlines that we need to adhere?
5) How can we Sub-Divide the plot?
Experts, I am desperately seeking your advice on this

rdevlopemnt of buidling is no joke . it is best left to professionals . you have not mentioned whether cooperative society has been formed or not .
if society formed follow procedure laid down by bye laws of society . appoint a architect for the said purpose . you will need approval of majority of members . call for AGm have resolution passed in AGM

You better consult an experienced Architect of Mumbai for getting a workable solution.
