Name change of shop under pagdi system

i am a tenant since past 45 years in a coommercial shop of 1000 sq ft.The rent receipt is in the firms name(laxmi auto).I`m renovating my shop and would like to rename the shop.Can i put up a new name on the board.(for.e.g Biker`s World,and in brackets put the firms name Laxmi Auto).And also can i get the trade mark done for the name Biker`s World.Will there be any problem?
also under old pagdi system law what renovation work is allowed and what work is not allowed?

obtain permission from landlord before carrying out any renovation work .similarly if ame of firm is changed it has to be reflected in rent receipt .

Name of the firm is same.no change in name of firm on paper,as it is landlord is not giving rent receipt since past 20 years.can I put a new name on the board and in brackets mention the old firms name on which the rent receipt used to be issued

The shop will still continue to run on the old firms name in brackets

if landlord is not giving receipts for 20 years what is proof you are paying rent? make payment of rent by cheque .
is it a proprietot concern ? or a partnership?

You can perform the desired changes as landlord and you both are loggerheads since last more than 20 years.

The shop is registered as a partnership firm.landlord not accepting for past 20 years.however I have sent the rent to him on several occassions through money order rpad.I have kept all the proofs of him not accepting the rent.recently he has filed a case in the court of small cases against me seeking possession of the property stating I am a defaulter in payment of rents and that he needs the property as his wife wants to start a business there,he has several other properties where he can conduct business,on the contrary I have no other place for business nor the finance to invest in a new property.I had gone to the court twice for hearing and the landlord didnt turn up for any hearing.I have appealed in the court to deposit the rent in the court.
now after 40 years the shop needs renovation as its old,me and the landlord are not on talking terms,so taking permission from him is as good as a NO answer.my main query is if I can give the shop a new name and in brackets the name of the original registered rent receipt name
