Sale of ancestral property

Hi,

My father inherited a property in tamilnadu. My father has two sisters and we have secured the NOC from both of them. All the documents like water bill, electricity bill etc. have all been converted to my fathers name.

There are some purchasers who are interested in buying the property, what is the procedure for selling the property? should we have a agreement of sale and proceed? does it need to be registered?

You have to execute a deed of sale. If the names of your father's sisters are still in property documents, then they too will be required to sign the deed.

The deed is mandatorily registered after paying the necessary stamp duty.
