Land issues

(Querist) 07 March 2012 This query is : Resolved 
a person who was having a landed property and expired.A Lady claims as the adopted daughter of a that person and thereby persuades me to enter into an agreement for sale and takes an advance amount of money towards the purchase price of the land . after I entered into an agreement for sale with that lady I comes to know that one person is having a "will" in his favor on the same plot of land. But that person comes to me and starts bargaining for the same plot of land on the strength of the said " Will" and I pay him an advance after entering with him an agreement for sale. Again after entering into an agreement for sale with both the person a lady appears and starts claiming the property being the wife and she managed to get the property mutated in her favor even though the lady and the will holder and myself contested the case. And thereafter the so called wife got the property mutated in her name and she immediately dispose of the property to another person and then again that person dispose of the property to another person. Now the will holder files a probate case which is pending and also files a title suit without making me and the lady who entered in to an agreement for sale with me a party. Now can I file for implemented for myself in the title suit cause taking into consideration of the fact that the lady who entered in to an agreement for sale with me is not a party to the suit.Can the court direct the plaintiff to make me a party and direct the lady to be impleaded as a party even though the lady is not coming forward to implead as She is enjoying with the money I gave as advance so Please advise how to proceed.Thankyou...
