sir...iam running business in rented shop....in hyderabad.....actually i use to give rent to person X.....but later after three years i came to know tat X is not owner of shop.....next its propert dispute in hyderabad court...
i mean i came to know X..is not owner...actually...y and z are two cousin brother having court dispute in hyd since 12 years....but shop was under Y position....later X given some amount to Y...saying he is owner...but later Y issued notice to me to vacate shop tat X is not owner next X even did not have registered saledeed agreement...just X as made is unregistered saledeed which property is court dispute in 2005 ....next Y given legal notice to me to vacate shop tat his son is intrested to do business....but electricty and propert bills are on name of Y....whether X is owner or not...as he is unregistered saledeed ....tat to court dispute.....is there any chance to run my business continuously....but X is collectiinng rents from me..next X has only unregistered saledeed ...which was already cancelled by Y....whether X saledeed is valid...next how to continue my business..

first find out who is paying property taxes.

since 8 years Y is paying propert taxes....next from 4 years no one paying property taxes

i mean from 1999 to 2007 Y paid propert taxes ...next from 2007 propert taxes are pending....

Property tax does not establish title over the property.
Ask Y to show title of the property.
If he fails to do that then start depositing rent in the Rent Control.
You do not need to worry much about its true owner as long as you deposit rent in the Rent Control.
Whoever file suit for eviction, the burden of proof to show the ownership would be upon him only.

issue bnotice and vacate the premises . if you dont want to vacate then deposit rentals in court if suit has been filed .

but sir ...Y is having the posession from propert in since 1999 but its propert in dispute....but Y is having his own business from 1999 to 2007 even many courtcase when he made modifying building in 2005 .. but tell me should i have to pay rent to X or not....next Y is telling to vacate propert which in court...

You have to pay rent but since there is dispute over ownership of the property you should deposit the rent in the Rent Control or the Court as the case may be.

AJAY SETHI sir...even X is only having saledeed which is unregistered in 2005 ....is X is owner or not....but as still so far i dont have any evidence document like rental agreement from X or Y...according to law ....

if agreement is not regisitered inadmissible in evidence .you are a licencee . why you want to get dragged into fight between 2 owners . vacte premises and stay in peace
