Guidance needed

(Querist) 19 December 2011 This query is : Resolved
Dear All,
as per the above mentioned subject can anyone please guide me through this case. I have a friend in Assam and his father has gifted his total property (approx value 2 Crores) to some other person on 1 Re. stamp paper (each page, total value 21 Rs) in 2008. & the lawyer's over there say that it's perfect, but still we have some doubt!
can anyone please help!

It seems that no valid transaction made.

please clarify:-

is document registered?
friend's father is muslim?

Yes this document is registered and he is a hindu (sikh)

registered with whom??

1.if with sub-registrar and it is sale deed, then 100% ok!

2.if notary, not valid.

If option 1 is right then it is very strange that Sale deed was registered only on paying stamp duty rs.21 and property value is 2 cr.
Devajyoti Barman (Expert) 19 December 2011
If the transfer is registered by paying the requisite stamp duty then you can do nothing.
Only the unregistered transfer deed would enetitle to lay your claim on it.
