Transfer of property to brother

i wish to transfer ownership of flat to my brother.property is in pune,maharastra.

shall i go for gift deed/release deed/settlement deed.

property owned by me and father was co-applicant in loan.

Now loan is closed.what is the best and cheapest way to transfer ownership.
i wish he can able to sell property in future if he needs.
shall i file relaese deed with my father who was coapplicant in loan?and then he will give it to brother as inheritence or i seperately file gift deed directly to my brother?

gift deed is best and cheapest. no need any release deed because the loan is closed.

you are staying a flat in cooperative society . it is advisable to execute a gift deed for transfer of flat in your brother name .

have gift deed duly stamped and regsitered .
society will not levy any transfer charges for tansfer of flat in name of brother

Only Gift deed can be executed in given case.
