gift deed

One person has 4 sons. He got right in one piece of land as a kul ( His name is also entered on respective 7/12). SO queries are :- 1. Can he gift this property to his only one son? 2.Is any other 3 son having right in that piece of land?

How the father got the land? Just clear that.. Because he can't gift the ancestral property. If its his self acquired property mean he can arrange gift deed over the property. Unless he can't..

kul means ancestral property only. he cannot gift it. all sons have equal share in the prperty

If the property is ancestral the four sons have right in property along with father ,so each one has 1/5 share,hence the father can gift his 1/5 th share to any one he wishes but not the entire property.

But Father got right in property because for continuous period of more than 12 -15 years he alone cultivated the land; So, his name only entered on 7/12 & not his son, then how these properties becomes ancestral property?
