Notarised document but not registered plot

12 years before we purchased a plot in a building with full payment and made notary but not registered it. Now the owner is not ready to transfer the plot by sale deed.
Recently we send a legal notice for which he replied that he was ready but we did not transfered for past 12 yrs.

a) What action we can take to get our property legally?
b) By regitering the document and paying the stamp duty now will solve the proble?
c) or we should go for self performance act
d) how long the entire legal process take?

Please help us out.

a) File a suit for specific performance of contract.
b)No unless the seller put his signature in the sale deed.
c)Not possible.
d)Could not be predicted.

a) What's the process of filing a suit for specific performance of contract?

b) And In this scenario in whose favor the result will come?

You cannot file a suit for Specific Performance since it is barred by limitation under the Limitation Act.
