A lease deed is a compulsorily registrable document.If the agreement to lease is complete in all respects & registered, it is the lease deed itself.

Yes. The same difference as is between an agreement to sell and a sale deed.

Only thing is Lease agreement, which is for period more than 11 months need to be registered and without registration it is not valid before the eyes of law
