mutation

well my dad along with 4 other people bought 1 acre of land. my dad has some part of it registered on his name. he has all the legal documents except for the fact that his name is not there in the mutation. the mutation took place only on other 4 people`s name. can u please suggest me what should we do get our piece of land. suggest an please elaborate your point

illegal claiming of land

Well my dad and 4 other partners bought 17732 sq.ft land about 15 years ago. the land is registered in his name itself. Now some other person claims that the above land belongs to him and has got the land registered in his name. the date of his registry is unknown to me so i am unable give the registration details . wat shall we do. do we need2 file a case. what are the prospects in this matter

sat bara and property card crices

Sir/ madam.
my grand mother purchased one land for my mother. Due to not availability of my mother she took it on her own name. My mother paid money for that. Before death of my grandmother she gave in writing that this property belongs to my mother and all her son and daughter have signed that document.
now after her death my mother did application to city survey for getting her name on property card. From last 20 years my mother is having name on property card.
But on sat bara the talathi said that all the brothers and sisters will have their name.
now this land is in city muncipal area from the purchase of land .
now let me know what is important ? to prove my mothers ownership?
Is it possible to register the old document in which my grand mother have said that this property belong to my mother?

house property of deseased

My father had left beind (along with other things) two houses (same building) when he died without leaving any will. A brother and a sister of mine have occupied them without my permission, in spite of my telling them I need the one of them. I have filed a court case for my share of the properties. Meanwhile the house which was occiped by a tenant has left and my sister has occupied it. If I need to go there is it ok forme to goand stay in the same house? Or do I need permission of my sister/brother to share the house? I am not in good terms with them. Can I take the help of police to enter the house? Or do I need a court order to do it?

Property Matter N citation

The Agreement between the parties was executed 15years before. The said agreement neither notarized nor registered. But it is Valid in the eyes of LAW. This ruling was passed by BOMBAY HIGH COURT some time in 2008 or 2007. Please it is my requests to all respected members provide us with full text judgment.

mutation

If a property is mutated in favor of only a few legal heirs do the others lose their title to the property? can the property be mutated in favour of all legal heirs instead of only a few? if one gives an affidavit that he has no objection if the name of another heir apppears in place of the deceased owner, does it means that he loses his share/he has relinquished his share in favour of the other heir?

Kindly help me by providing complete list of notified towns of India (preferably state of Madhya Pradesh), where equitable mortgage by deposit of title deeds can be created as per transfer of property act, 1882.

Property Tax Documents not Provided by Builder-Gaothan Plot

Hello,

I would like to explain in detail here what problems I have with the case history.

I reside in Navi Mumbai and bought this flat in May 2008. It is a Gaothan Plot with Tri-party agreement + CC + OC + Stamp Duty Registration + Possession Letter from the builder.

Electricity Connection was active within 15 days of me taking the possession.

Residential Water Connection just came in January 2010 after millions of requests done to the builder.

Society is not registered yet as in total there are 7 flats in the building out which 4 are occupied and 3 still not sold.

Now the real issue is as follows:

I want to sell this flat for which I would need the following:

1. NOC from the Builder and he may charge for the same.
2. Property Tax Documents which builder has not shared yet and yesterday he told me that he is yet to receive the same from the legal authorities.

I would like to have an expert advise here as how can I get the property tax documents on my name as it's been almost 2 years and I am not aware of the property tax. Builder told me that once he gets the property tax bill, he will divide it by 7 flats and once we all pay him the amount he will than transfer the individual names for their relevant flat's property tax. I am sure he will delay this entire process as you know how these small time builders are!

Kindly advise me with the right steps here so that I can act on it ASAP and get the correct documentation done legally.

I don't have any knowledge on this and perhaps that is the reason I have been cheated when it comes to legal documentations.

I don't mind spending some money to consult a good lawyer for my case but I want the resolution in next 2 months so you may even email me / provide some contact details of good lawyers in Navi Mumbai who can immediately act on my case and help me out.

L &L under power of attorny

my friend has a ownership flat taken on loan; in mumbai &wish to give it on L & L.The leasee is a developer/builder who will be doing it so on POA. The actual occupier's name etc. will be entered into the l&l agrmnt. How safe is the transaction/what precousion/s i should take so as to safeguard his[owner's] interest legally.
