Trade union act

IN MY ORGANISATION ONGC LTD, ONE TRADE UNION EXISTS WHO IS NOT FOLLOWING CERTAIN RULES AND REGULATIONS OF THE TRADE UNION ACT. THIS UNION DOES NOT HOLDS ANY AGM AND ALSO SINCE LAST 3 YEARS TILL DATE IT HAS ALSO NOT RELEASED ANY NOTIFICATION OF ITS MEMBERS. IT HAS ALSO MADE TREASURER WHO IS NOT AN EMPLOYEE OF ONGC LTD AT PRESENT.
WHAT ACTIONS CAN WE TAKE AS A MEMBER OF THIS TRADE UNION AS PER LAW.

Cooperative housing service society

Recently i had purchased a individual bunglow in cooperative housing service society. Society has asked me to pay transfer fees of Rs. 50000.00. Also society is forcing me to pay the yearly maintenance charges in one short. Can housing service society demand transfer fees and ask for one time maintenance charges for the whole year.

Please advice.

Leave rules for a reinstated employee

I have been reinstated by the supreme court in the year 2022 with 25% back wages and continuity of service. Now the management is treating me no work no leave. While calculating the back wages management has calculated the wages including basic pay plus dearness allowance alongwith all the allowances at 25%. also management has calculated terminal benefits like pf etc on 25% of basic and d.a. for eg. if my actual basic is 10000/- , 25% basic pay will be Rs. 2500/- and management has calculated pf on Rs.2500.00 and not on Rs. 10000/-. As per court order all the incidence of services given to other similar placed employees must also be available to us. Please advise me whether management is rightly calculated the arrears as per supreme court order. And what are the leave rules for a reinstated employees.

Selling minors property

Hello Sir, I am Cyrus from Hyderabad, My query is that My Younger Sister, Brother -In-Law and their Son & Daughter are NRI's, Their Childerns are Having American Passports as they born in US. In Year 2017 My Sister and Nephew came to India, at that time they purchased a pieace of Residential Land in Hyderabad, as My Brother-In-Law was in US, so, we executed a Registration as mentioning my Brother-In-Laws father as Gaurdian. Now, his father was expired 2 years ago. Now they came to India for 2 months and they want sell the Land. What is the procedure, i am came to know that we need to obtain some NOC kind of Order from Court, We enquired but it is a lenghty process, may take a time of 6 months arround. Is there any way out to go further as they are in India for 2 months only.

Selling of flat

PRESENTLY I AM IN JAIL FOR LAST 7 YEARS. I HAVE ONE FLAT REGISTERED ALONG WITH MY WIFE. I HAVE TAKEN A LOAN AGAINST THAT FLAT. TILL DATE MY WIFE MANAGED TO PAID THE EMI. BUT UNFORTUNATELY I AM NOT ABLE TO PAY THE FURTHER EMI. I WANT TO SELL THE PROPERTY. WHAT IS THE PROCEDURE FOR SELLING THE FLAT. CAN I PROVIDE THE POWER OF ATTORNEY TO MY WIFE TO SELL THE PROPERTY. BANK IS CHARGING HEAVY AMOUNT OF INTEREST. PLEASE SUGGEST.

Multiple cases in different states

I HAVE MULTIPLE CRIMINAL CASES IN DIFFERENT STATES. SOME ARE STILL NOT PRODUCED BEFORE THE LD JUDGE. CAN I GET THE LADC ADDRESS OF UTTARPRADESH. OR HOW CAN I SOLVE THE PROBLEM SINCE I AM IN CUSTODY AT ANOTHER STATE JAIL.

Do i need noc from advocate

My advocate asking for more fees which I cant afford. Hence want to appear in person in my commercial suit in city civil court. Do I need an NOC from my lawyer or can I appear in person without NOC? Further do I have to give any application or affidavit to appear in person?

Interim maintenance order quashing

hello, my name is harish and i am from Mumbai. Recently in spite of filing my affidavit of assets and liabilities and bank statements the MMC has passed an interim maintenance order under dv act more than my declared income. the logic applied is weird and i wish to challenge it. The DV suit was filed 6 years ago and I don't have the money to pay 50% of the arrears to challenge it. I am apprehending arrest and expecting my wife to file a distress warrant. I need help to understand which court to file an appeal Sessions or High Court? Will the court accept my petition without making any payment? And till i get a stay how can i avoid getting arrested and how do i counter distress warrant ? is an appeal sufficient or a stay order is also compulsorily required to counter a distress warrant ?

Society formation charges & conveyance charges

hi there , I am based in taloja navi mumbai.recently i bought a 2 bhk flat which is ready for possession but builder is asking 150000 more in the name of society formation & conveyance charges from every flat owner plus additional 50k for 1 year maintenance charges .that means 2 lac more which was never mentioned before .is it legal or builder is looting us .what needs to be done as builder is not ready to give possesion till we clear this amount .
