Rent without agreement deed

I am a commercial tenant since 30 years.My agreement has expired on year2002. The rent was Rs 10000/ at year 2002 at the time of expire. After this I have enhanced rent twice without agreement deed by mutually with the landlord. The enhanced rent was Rs14000/ from year 2002 to 2006 and from 2006 to 2010 I paid as Rs 18000/ without a agreement deed . All the payment was paid by cheque. Now my land lord has sold the property without informing me. Do my new landlord has right to evacuate me without giving notice. Do I have any ground to file case in court, if he tells me to vacate. On what ground should I file a case.

your new landlord has no right to eject you without giving notice.If the said property comes under the rent control act. you can avail the protection of the said act, if the rent control act does not apply to the said property,you cannot be ejected without follow the process of law.

New landowner have no right to evict you with out giving notice.No need to initiate any legal proceedings at present.If the new landlord trying to evict you ,then you can avail the aegis of law.
