My apartment MC wants to incur Rs 25 Lakhs for STP/WTP plants repair works and replacing the parts. It's been 4 years since the first installed and a few services were done in the past. It's working well in the senses that the flush water is fairly good and uninterrupted. There's been no issues so far but our Management Committee (MC) insists to do without owners approval. What's the procedure to get this done by MC

In the General Body meeting, you with the remaining members may raise objections regarding the owner's approval and any other issues. Without the approval of the majority members the Mng. Committee they start anything you may file complain to the Dy.Registrar of Coop.Societies of your district.

Well analysed, opined and advised by senior expert Mr. Kavksatyanarayana ji, which I fully agree.
Whether GBM of the Society has adopted the resolution qua repair or replacement of subject STP / WTP ? If so, there is "no" dispute and every member has to accept.
MC has no independent authority to undertake any major repair works, in the absence of prior approval of GBM.
Consult a local prudent lawyer with relevant records and Bye-Laws of the Society for professional advise and necessary proceeding, if required.

Is the MC competent to undertake such major item without the approval of the GB? Even otherwise, the GB can examine the MC decision and review/reverse the same.
