If I rent my house to a tenant for residential use does this act come under Commercial use of property? I stay in Maharashtra.

Yes. This is purely commercial use.

It shall be income from house property though its use is for the residential purpose or for the purpose you rent it out.

1. "IF" a "residential property (flat)" is given on "Leave & License .OR. Rent .OR. random Paying Guest" for specifically "residential stay", THEN the same CANNOT be classified as "commercial use of property", under the MRTP Act and BMC Act and "commercial property tax" is not applicable and neither "commercial electricity LT2 charges" is applicable.
