sale deed rectification

I purchased a plot from a seller and sale deed was registered all the directions and north south east west plot numbers entered correctly in deed..but writer didnt mentioned plot number of mine in a page..so my document showing my plot number as ..0..and all the directions of my plot showing with plot numbers and road..so when i searched in registered documents of plot number it is showing buyer name still..and wen i checked Ec with my document number its showing i purchased land from seller with a plot number ..0..and extent also correctly showing and neighbour plots also showing correctly with correct survey number..and i took proceeding of this deed and i constructed a house also i this..by taking house permission..and wen i searched with my plot number in layout it showing old owner name still..thats what my problem..when i consulted registration office they said rectification deed shld b done to Show my name in plot search in which writer didnt entered plot number..but he entered in plan drawing correctly..and am sure if i ask seller of that land definately he will dmand some money..is it necessary to rectify it..or should i approach court

sti it is showing seller namd in plot search at the same time in document search with my document number its showing plot number as ..0..but my plot number is 42..

You need to execute the rectification deed.

Consult local lawyer to move to court for appropriate orders.

thank you..can they claim that still its there..coz we have constructed a house also with all permissions..three years back..and who sold me the land is resident of same area..on this basis plz make me to feel good..

Irrespective of the seller's future claim on the property or not, it is always better to ask him to execute rectification deed so that all future future problems will be solved, though it requires little efforts and money.

but he is not ready af any cost..Can a court act on it..the boundaries are mentioned correctly in ec..nd deed..but plot number not showing..when i consulted a legal expert he is saying 42 north and 40 south than urs automaticallh 40..so no need of it he said..but still i have a little doubt..thats y seeking advises here..anyway going to court is a difficult process all r saying

If you go on harping on the same point, there is no need for seeking advice here. Why he is not ready? He has already executed sale deed. You should convince him, or if need be settle it by reimbursing the expenses etc. Otherwise serve a legal notice that the sale deed is defective and rectification deed is required to be executed if he does not cooperate you will file a suit claiming costs and damages. You should be tactful. You should explain that the consideration is already paid and the buyer should enjoy peaceful possession and clear marketable title. Either you should convince him or take him into task. Do not prolong the query with your own ideas.
