Cancel poa

Sir my father was into one agreement to do the construction in 2010 and unknowingly signed POA and agreement to another just after 3 month. This comes to our notice in 2014. now i want to cancel the 2nd agreement POA and agreement as it was done without my father concern who is 65 yrs old and i stray away from my fater so the 3rd person did all wrongful act without my father concern.now 1st builder want his compensation and second builder is not ready to do the fresh agreement with mutual understanding. if i cancell POA with second builder which is registered what is my loss and benefit.

The POA seems coupled with interest and hence can not be cancelled at will of the Principal.
Rather get the development agreement cancelled mutually with the first developer and then revoke POA and then execute another development agreement.

if first builder did nothing in last 4 years and is the agreement valid as it was not registered.

Development agreement need not be registered.
The clause of cancellation of 1st development agreement needs to be seen.
Show the appaers to a lawyer as without seeing the agreements it is difficult to advise.

one more question at the time of signing 1st agreement the 1st builder payed 1lac to us as and metioned it on agreement. now the second agreement is made by another builder who has written that the amout is paid for execution of another agreement.is it correct as i have or 1st builder not received the amount.
