Dakhil kharij of society plot

hello, please confirm if dakhil kharij of society plot is possible. and how can i identify that plot is not sold to anyone other than names shown in chain after conversion of agricultural land to society.

I am planning to buy a constructed house in lucknow which is not approved by LDA. builder says it is plotted by society. this piece of land has 19 khasra nos mentioned in registry. how can i identify that which khasra belongs to this land. One term "Titamma vilekh" is also mentioned in registry due to which tata capital rejected my plea for loan. pls help..if such property is worth. and where can i verify the documents.

Titamma vilekh denotes that the khasra which contains the land purchased by such soceity has specially been demarcated. This is positive evidence in favour of the buyer, may it be society or builder, who so ever it may be.

You need to obtain the documents from the builder:

1. Copy of sale-deed, mutation and tatimma in favour of the society;

2. Change of land use in favour of society;

3. Sanctioned plan provided by LDA;

4. copy of contract of builder with the society;

5. Allotment or any other letter issued by society in favour of such builder qua the plot/property in question

6. any other relevant document as per local requirement

It shall be better to avail the services of a knowledgeable local lawyer to prepare search report in detail for you which shall even be sufficient to any finance company/bank to advance you desired loan, if the same is found accurate.
