Regarding registry of land in palwal, haryana

Dear Sir

I m 27 Male frm Delhi and going to purchase a land in Asaoti (Palwal). Please tell me what is Baynama & Mukhtyar Khas in Haryana. Are these documents are registry or Only Power of Attorney. SHould I purchase this land or not on these papers. I was told that only Baynama & Mukhtyar Khas will be made in court and 3% of Stamp Duty will be given. Paper will be in the name of my mother.

Please suggest me its urgent. Thanks in Advance.

contact a local lawyer . he has to satisfy himself that title is clear and marketable . only if he certifies then buy the property
