Service tax for individual villa ( gated community)

i have bought a individual villa (gated community)where there are ten villas now and it will cross 12 units in future.Now builder is asking me tp pay sales tax for 2.5% of the building value.I had enquired with some auditors where they are saying only service tax will attract for 12.36 % on labour and some body is saying that service tax also wont attract as mine is a individual villa.Pls clarify me in this issue .

Service Tax will attract @ 12;36 but before taxing it required to deduct abutment amount get in touch personllay with local expert I am in Delhi
