Sir,
although I have prepared tenancy agreement in a stamp paper of Rs.10/- and the tenancy is for 11 months.
But I would like to know the sanctity of such documents. What can the owner do from his side to get the rooms vacate by tenant if the tenant do not easily vacate it.

Dear Mr.Singh,
The State to which this matter pertains is important here.
Anyways as per Law - Any tenancy for a period less than a year can be done even without any document - i.e only with delivery of possession. Since you have a document and term of tenancy is 11 months. Normally the tenant is entitled to protection from eviction during those 11 months - unless he does some wrongdoing for eg : non payment of rent/damage to premises etc.
After these 11 months - he becomes a statutory tenant or tenant at sufferance - and his tenancy goes on month to month and can be validly terminated by giving a 15 days notice, in default of which a decree for recovery of possession is not tough to get.

Dear members,
thanks for all of your advise. How much time is normally required to get the eviction from a court. Doesn't it take me years to get the eviction like any other cases.
