Can co-owners transfer any room/common area of bldg. without my consent?

Dear Sir/Madam,

I have ancestor property (Bldg.) in 'C' ward Mumbai. I & my brother jointly held 1/6th share in it. It is on 'Pagdi' system.

Without my consent and signature can co-owners transfer rent receipt on other tenant name. Can they create New tenancy of bldg. common terrace?

If No, Apart of criminal breach of trust, which other IPC section can be imposed on them?

They are even not following Maharashtra Rent Control Act Amendments of 1999 & Charging Higher Rents than standard Rent. They are collecting 300% rent more compared to 1999. What precaution should I take to safeguard myself?

file civil suit, Appoint court receiver.

Ask any tenant to file RAE for standard Rent.

Issue notice to co-owner, not to deal with, common property.
I understand you are Landlord, and your forefather rented out entire building.
