It will all depend upon the terms and conditions contained in the sale deed, the power and authority of the consenting party, the purpose for which the consenting party is a party in the sale deed etc.

A consenting party forfeits his right in disputing the authenticity of the agreement.

If the claimant fears that the third party may dispute the performance of the agreement, the third party may be included as confirming party.
However, his roll is depending on the contents of the agreement.

It seems, Shailesh had something else in his mind to ask, but could not present his question in that sense.

However, the role of the consenting party/owner of the property will be exactly as per the agreement entered in to with the builder and he may have to make sale deed as per the agreements made by the builder with the buyers of the property parts, like flats. He can't object at the time of sale to the buyers of the flats, if not specified otherwise in the original agreement.
