papers required to check before buying a home/apartment

sir,
I want to know that what are the detailed documents I should check or ask the seller, before buying a house or apartment in kolkata?please advice me in detail.

Another question is ,that my mother wants to gift me some money which she got from selling one of her property.what is the step by step procedure for that?

The papers necessary to go through varies from area to area.
Like In Kolkata if the property is of Salt Lake or Rajarhat then different kinds of papers needs to be perused whereas that of central or south Kolkata the regular papers are needs to be searched.
So first mention the locality where you need to purchase the flat.
In generic terms one should always check the title of the property by going through the back deeds.
Moreover necessary searches should also be caused from the offices of the concerned Registrars and other Public Authorities like KIT etc.

the first question is that of ownership document.

let the owner show you the original and verify the ownership from the local records as maintained by the authorities as per the laws applicable in the area.
