Deposit money of Lease Dead.

Dear Sirs,

I have taken a house for lease in bangalore (Near Kengeri) for Rs1,10,000 it is ending on March 09 and the owner have given me a deed in Kannada for that 1,10,000 stating that he will return the same amount on vacating the house, the owner is working in police department.

My problem is that he may cheat for the amount, stating that I to come on next week/month, or after 15 days, and I have to take a new house for away from that place. Please let me know how can I deal in this regard to get back the lease deposit.

Whether money refunded after vacating the house or whether I have to ask for the Money before quiting.

please guide me.

Dear Mr. Vasant

You have the custody of Lease Deed,

This is mutualy understanding between parties.

Eexactly, the deposit amount refunded after vacating the house.

you should ask him same day to refund the amount when you vacating the house

Dont handover the said deed to him before refund the said amount.

Sir, Its a simple question of understanding. As rightly opined by Sanjeev Sir, keep the custody of the lease deed with you. But remember if the house owner failed in repayment of advance amount you have to approach the court for recovery of the amounts. So demand the owner to return the advance amount before vacating the premises and try to convince him that you need that amount to pay as advance to another house and unless you pay the amount you cannot occupy the house and can not vacate the present house.

I do agree with my both friends. But make me clear why you are under fear of being cheated by that person. Don't u know Kannar Language? If no then there is one more option to mke ur mind clear that is there are so many translators who are authorized by the govt. to help the people who don't know the local language, like you. Dear Sir,

Thank you for your support for me.
I am fearing not because of Language, I have better knowledge in kannada. But I am observing his activities with other tenant who are leaving with him. But all of them are given a some small amount, like 10 to 15 k , And I heared from them that they have asked to come after 15 days, or one month, in some cases he has given 50% of advance taken and adjusted the balance towards repairs and painting. etc. That is why I feel for me also he may do like that. I am the only one who stay for two complete years, and I am the first tenant for that house.

I require very much help from experts like you in this regards

Please help me.

Do not hand him over the possession of the house unless and until he pays the advance amount to you. If you afraid that he will use force to evict you, you can file a case in the court restraining him to do so.
