you can file a complaint against the tenant for his illegal work in your premises, as you informed that police perssonel also threatened to you so you should send the complaint to Commissioner of police , chief Minister, CJI, PMO, DM or other related authorities in this regards through registered post.

I agree with Mr. Nadeem Quereshi. But you have not come out with all the particulars. What did the police do. Did they lock up the garage. Whether the garage is now in your possession or not.

Being a land lord you can lodge a diary to the police and file a suit for Declaration and Injunction in Civil Court praying with local inspection. You can also file a case u/sec.144 Cr.P.C. in Magistrate Court.

Correct advice by above experts. Rather instreadof merely agreeing I willadd that either you file complaint as a complainant against tenant or it willbe filed against you. You decide whether you have to go to court as witness or as accused.

The police could do nothing.
File a suit for eviction against him.

Yes terminate the tenancy immediately on the ground of illegal activities and against the terms and conditions of rent agreement by issuing him a notice and then file a suit for eviction against him.

When any tenant breaches the covenant or terms of agreed tenancy and commits unauthorized acts then land lord has right to determine his tenancy by serving upon him notice under section 106 of TPA read with state rent law governing his tenancy, which if tenant does not comply,a right to file suit of eviction of tenant emerges as cause of action against the tenant to the land lord.
