Convertion from residential to commercial use

dear sir

My father property is a ground plus two floor building. we are 3 children and he has given us settlement deeds for each floor ( one floor to each child ). Now I want to convert the ground floor from residential use to commercial use . Is the consent of others needed for the change ? can they go to court and prevent me from making the change. I am from tamilnadu Please advice

Is your settlement deed registered ? Whether it was your father's self-acquired property or inherited?
Did your father obtain prior sanction of the authorities to construct G+2 stories or it is already permitted?
Municipal Law govern the case of change of land use, therefore, contact local lawyer.

Dear Dr Vashista

Thank you for answering my query. The settlement deed is registered, The property is self aquired and not inherited. Building permission has been taken. It is a thirty year old building and the ground floor was rented out to bank of india 12 years ago and later used by me as a residence.
