Contact local advocate , to check out how land can be divided and whether it does or does not violate Maharashtra PREVENTION OF THE FRAGMENTATION AND CONSOLIDATION OF
HOLDINGS ACT, 1947

Problem is that you can not divide the land smaller and smaller because it becomes useless for agriculture and non agriculture purpose. Now by making any deed you can not do partition if it violates law . Court also can not partition land which becomes useless .

So all required to be checked from land record to dimension of land etc.
Additional agriculture land city advocate generally don't deal , some have knowledge but most don't have knowledge about them simply because they don't deal in those law.
