Respected experts is it possible to know through RTI how much Tax the neighbor has paid for the property each year.?
Reason to know: we both have the same sqft of land but the neighbor pays less tax than me because of his connections with the department.

Miss spelled name in e stamp used for sale deed registration

Hi Experts,
A sale deed was registered with correct buyer name. The e stamp used for payment of the stamp duty was purchased by the seller. Seller name is correct in the e stamp. But in the buyer name ( second party) there is a typo error. One letter is swapped..in stead of ....DA.. its mentioned as ....AD..

Sub register officer had verified and used/locked the e stamp for the sale deed registration. Obviously he has missed to see the wrong spelling in the e stamp.

My query is , given the registration is done and sub registration officer has used the e stamp for the same, does this spelling mistake in e stamp still poses any risk. Is this registration would be considered valid. If not what are the options to make it valid. Can a rectification deed be executed for a spelling error in e stamp used for sale deed registration. Please suggest. Thanks.

Maintenance charge issue

The electricity charges along with maintenance charges are deducted daily and charged in monthly bill.In my case for past twelve months after the change of electricity meter maintenance charges were not getting deducted on monthly basis.I was considering that both charges are included in the display installed by them.I have provided them with my Email address and mobile no: and receiving messages other than bills from the service provider. Now after one year they want me to pay maintenance charge for entire year saying that those could not come in your bill due to some error. The issue is if at all the meter installed was faulty since it has to be changed again in 11 months I have paid for the inflated energy bill for last one year.I would have got it checked if the amount was as high as Rs 8000 per month only for electricity. They have kept me in dark by not providing the bills on monthly basis. Now at one go the builder wants me to pay maintenance charges for entire year .

I brought a BDA site last year from an allotee. In the Allotment Letter, the site measurement is given as 9 Sq mt * 10 Sq Mt. How ever, in the Possession Certificate and Sale Deed from BDA to 1st allotee the dimension is provided as 9 Sq Mt * 10 Sq Mt measuring 80 Sq Mt. How do I get this error corrected.

Thank you

Rti opinion and advises

Sir,
I approached Sub Registrar in Tamilnadu seeking certain information regarding my land sales.I asked the queries and asked them to clarify my queries through the information available in Government records. But the PIO replied to all queries that "Opinion cannot be given as per RTI act" and rejected my RTI application. I asked them to clarify my queries but the PIO gave reply like this. Does Opinion and advises cant be seek through RTI?. Kindly clarify my issues..

I asked the following queries under RTI
1.Whether Patta will be considered as a Title document?
2.Who will be considered as a owner of land. WHETHER the name of person in Title deed or name of person in Revenue documents?
3.Do revenue documents is alone accepted for land registration?

For all the above queries the PIO replied Opinion cannot be given under RTI
Government definitely might have setup rules and guidelines for land registration. In those rules the above queries might have answers.those can be given as information right.

Kindly clarify it please

Forming of sub - committee

Respected Sir/Madam,

I would like to know who can be appointed as a sub committee member by the managing committee in a housing society in maharashtra.

The managing committee has appointed someone in the sub committee who is merely staying with his parents and is not the owner of the flat and only recently was made a nominal member after his appointment in to the subcommittee. Is his appointment legal.

In the last AGM the person who was not the owner of the flat but was only staying with his parents came to attend the meeting and had not registered his presence in the AGM register since he has no right to vote in society matters but was made a subcommittee member. Request you to please let me know if this is legal.

Thanking you .
