My name is Nawaz, I reside in Kandivali Mumbai
In 1984 architects put land for Reservation of garden (as per Bmc subdivision layout),
My father has possession of land since 1993.
My father has paid assessment tax till 2011
As per bmc Development Plan the land is residential (Reservation for garden is cancelled)
My father has 1 to 8 commercial shops (in which we took rent as per 1999 Rent Control Act)
Total land area is 10000 sq ft in which my father has occupied 2250 square feet.
So my question is can I put my father's name on property card and 7/12 extraction by
Using limitation act adverse possession
i need to discuss more and seek your advise

Dear Sir,
Father sold and transferred the Flat to Mother in the year 1987, and then after making sale deed, mother had nominated her 4 daughters before society by filing nomination.
Thereafter, mother died and society has transferred the Flat as per nomination to 4 daughters by making entry in share certificate.
Now that all 4 daughters again wants to transferred the said flat to their father...
In that case whether Release deed can be executed where all daughters shall release their share in favour of father.
Or daughters will have to executed gift deed in favour of father...
Please advise

In a civil matter where to approach for filing an appeal against decree of a Munsiff's court. Is it always to the sub court, or to any other court than sub court. When appeal lies from appellate decree of sub court to district court. Can we go always to High court for an appeal from sub court.?
Our society in mumbaiwants to purchase 3 new lifts as the current lifts are worn out . How to charge the society members ? On per sq.foot basis of flat area or purchase & errection price of new lifts to be equally divided amongst the no. Of flats as per share certificates issued ? What does model byelaws say on this issue
As per MoU of family settlement in respect to immovable property out of the three share holders.. two share holders want to issue a PoA to person who can find a buyer of their collective shares without the consent of the third share holder on as it is where it is legal position.

We have formed owners apartment association managed by the members ( Owners ). we collecting monthly maintenance and incurring expenditure to meet apartment expenses like security housekeeping and other maintenance works
apart from this we had Corpus fund which we converted into Fixed deposit and we are getting interest income.
every year when we are filling return I noticed we are paying income tax on interest income at the rate of 30% + surcharge
whether tax is applicable on apartment association or lower rate of tax or it should be treated like individual and should be entitled for basic exemption of Rs.2,50,000

Respected sir,
in the year 2006 one of PIL has been filed related to hawkers on no hawkers zone and disposed off in the year 2010.
in this in the year 2010 our local body has directed to implement hawking policy strictly.
but till today they haven't done so
shall i file contempt petition in high court. Though i was not party to to this PIL.
please advise

Before marriage my sister's husband and his parents neither demanded or took dowry directly.
But after marriage when my sister went to their home, they complained a lot about less money spent on marriage and indirectly wanted dowry.
In-laws started misbehaving a lot.
They even brainwashed their son with lies (like she turned on the gas and tried to kill everyone, etc).
From then husband's behavior also changed and he too started having arguments and fights.
She was alone and they all argued with her together.
She was not allowed to go outside alone.
They even took her phone and when my father complained a lot - they returned it.
Meanwhile after the first month of marriage, she became pregnant and even here also they questioned her character by not accepting that its their children and said this children is a bastard (by someone whom she had relation before marriage).
Now based on this false assumption they started misbehaving even more, throughout her pregnancy she was in depression - they shower no love , care or attention, husband only took her to doctors for regular appointment (that's it - nothing else)
Seeing all this my father wanted to bring her back home till delivery of child but they refused and did not agree.
Once they husband came drunk and along with his parents they started having arguments and fights as usual with my sister but this time he became physical (even the mother-in-law got involved)
My father argued a lot and after several arguments his husband assured this wont happen again.
Although it did not happen but other things became even worse - they did not fulfilled any of her basic need/demands except food and water(not of her choice - whatever they gave - she ate it - she wanted good stuff during pregnancy - but they never listened to her)
My father used to recharger her phone for several months.
My father even tried to order stuff online to her address but they refused to take the delivery.
After all this on 7th month, she had a premature delivery - they blaimed my sister for this too
As they did not accept that child - they did not even talked/player with him
My sister requested father to take her back home.
After this finally my father took a flight and brought her back with with his child against will of in-laws.
Now, she's back home
My father wants to file case in court.
Is only divorce lawyer sufficient?
Or do we need to hire more lawyers like criminal layer etc ???
Inheritance of property in pagdi system

My friend's mother is having small property of Pagdi system. She wants to do nomination or execute any other documents which protects rights of her children in the property in the event of death. What can be done?
