Personal loan settlement letter terms and condition

Hello,
we got settlemeent letter from bank. Could not understand the first six terms and conditions.. Can you advice.

1. Please be aware that the instalment for repayment of the settlement amount should be received by the bank on or before the agreed date of repayment in this letter.
2. Settlement would come into effect on acceptance and payment of the first instalment by the borrower.
3. As required under applicable regulatory guidelines, compromise settlements where the actual repayment period exceeds three months from the date of first amount paid will be treated as restructuring.
4. Post settlement, all the other exposures at borrower level shall be reported as µRestructured Non-Performing Assets¶(NPA). Any changes in asset classification of these exposures shall be made in accordance with prevailing regulatory norms and guidelines.
5. Subject to the terms contained herein, the settlement amount agreed upon by the parties shall be appropriated in the following order of priority:
a. Firstly, towards the principal amount
b. Secondly, towards any accrued and unpaid interest
c. Lastly, towards any other charges, commissions, fees, taxes, levies (as applicable)

6. The above-mentioned account will continue to accrue interest and penal charges as per the banks existing policy till the last payment is repaid in total. Posts the realization of all the payments, reversals and waivers will be processed on your account as per agreement vide this settlement.

My brother is running a garment shop.The shop is rented.
He is going to add a partner in his business.
Is it necessary to inform to the shop owner ?

Sec 17 of code of civil procedure

By virtue of Sec 17 of CPC, a suit for partition can be filed in any District Court where a portion of the claim property is situated. Whether the same is applicable if the properties are situated in two different States or more than two different states.

Bank refusing to issue dd after sale deed.

My sale did is over but bank is refusing to issue me DD as per payment condition. What should i do if bank did not issue DD. How can I cancel sale deed. Only 25% payment is received, re.aining was expected to be paid through home loan from bank. After execution of sale did. Bank asking for some more documents to issue DD.

Re: notice received from addl. collector office

Dear Sir,

Agriculture Land was purchased by the 4 persons from agriculturist in the year 2018 vide Sale Deed. Tahsildar has submitted report that the 4 purchasers have not used for non agriculture use within a period of 5 yrs from the date of purchase and for the remaining period . We have received notice under Section 63 of the Maharashtra tenancy and Agricultural Lands Act 1948 that why action should not be taken and are being called for hearing before additional collector office.

Kindly advise how to handle this issue

Pagdi system

My landlord is not accepting rent since last 8 years. Now he is insisting on getting the name transferred from ex tenant to my name, he's asking for hefty transfer fee. Though i am staying in the property for more than 15 years, i had paid the rent from 2007 to 2015. Now a new land has acquired the property from trust through attornment. And has not sent a single letter informing that he has acquired the property. Though the trust is not registered in charity commissioner. He is just forcing to get my house transferred in my name

Update mother's name on child's birth certificate

My wife and I have been married for 10+ years, and she has not changed her name after marriage. Her Aadhaar, PAN, Passport etc all contains her maiden name before marriage.
Our son was born in Dec-2021 in Bhandara, Maharashtra. Somehow on the hospital records, my wife's name was mentioned as after marriage. Therefore on my son's birth certificate, the mother's name contains my wife's name after marriage.

Last month I went for my kids passport application. For kids they need both mother and father's passport to verify. My wife's passport contains her maiden full name before marriage. But the kids birth certificate, wife's name is showing he name after marriage. As the documents are not matching, the officer put the passports on hold and asked us to do one of the following two corrections:
1. Correct the son's birth certificate so that mother's name (my wife's name) will be as per her documents (that is, before marriage name).
2. Change my wife's documents (Passport, Aadhaar etc) so that it reflects her after marriage name.

My wife is not keen to change her name, hence we wanted to update the birth certificate of my son to reflect my wife's before marriage name.
Now here is the issue that is happening. The person responsible in the municipal office has refused to entertain our request, saying birth certificate correction can happen only within a few weeks of the issue of the certificate. They cannot update it now. He suggested to hire an advocate and get a court order, and only via a court order they will be able to update the birth certificate.
So we went to an advocate, but his response is that you do not need a court order because birth certificate cannot be updated anymore. Instead he suggested to make an affidavit mentioning wife's before and after marriage name, and use that in the passport office.
I am not sure what is the correct way to follow now. Can anyone help?

Dkt patta owner

Dear sir /madam ,

In one of the village XYZ during 1964 , 9 acres of land has been issued DKT patta to one owner like AB-1( 5 acres ) AB-2(4 acres ) . But later that person moved out of station on bussiness ,when he was back . he could see only 5 acres in his name . Local authority says his 4 acres ( AB-2 ) has been removed from DKT register and other 2 members has filed for patta in court . But I hope these records cannot be manipulated at district and zone level .

My ask here is .

1) During 1964 was there any law like only 5 acres eligibility per person ? DKT land
2) Any possibility to claim or fight back for that 4 acres of land . That person still holds 5 acres and can he fight for the 4 acres which was stolen from him .
3) Unluckily that person has lost his D-form papers for all 9 acres and no one is giving proper information .
4) How do we get information regarding AB-2 patta owner details ( DKT register ) Can we get the D form issued again ,since this land is in court . How can he fight back ,we would like to know the approach .

This survey number has 4 divisons .

AB -1 ,AB-2, AB-3 ,AB-4 .

AB-4 is the litication one and is in court . Rest 3 subdivison lands are under farming but there is no route to get into these lands and we could not see in any records . I own AB-1 ,AB-2 lands but managing with Khariff crops taking help of coolies. No tractor and lorry can come into my lands . All the routes has been blocked and few farmers trying to grab all these 4 divisons lands from us .

One bad thing is all belong to same community and village and are relatives .
