Dear Sir,
I want to give my property on rent. I have heard that instead of entering into lease agreement its better to enter into Leave & license agreement with tenant as it will not create any legal problem for removing the tenant.
1. Whether I can enter into such agreement in Delhi?
2. It is better than Lease agreement or not.
3. What are the pros & cons of such agreement.

What is the process of exhibiting docs in the court in a summary procedure for eviction ? At what time the docs should be exhibited and whether they should be exhibited or not ?
Please tell that is there any need of filing any application to the court for exhibiting the docs or we can directly go to the court and take docs and show to them the docs which are on record,if we need to exhibit them to the court at all in our present case?

I have purchased a flat in Co-operative Housing Society in Andheri (W), I would like to know what are the documents required at the time of registration of Flat. What if society is not giving noc for the purpose of registration of flat. Is property card necessary for registration of flat. Please advise me for registration of Flat and document required for the same

my father expired in 2003 living behind his will.Since my elder brother was vagabond type he clearly left him no assetts.We live in Nasik a non metro city, so probate was not necessary.Immovable property in father's name were tansferred in my name on the basis of Will.Recently my elder brother has started making threats to harrase me into litigation by making claims on such property.Since he is aware of existance of WILL due to law of limitation he can not challenge the WILL as more than three years have passed.He is however threatening that limitation act does not apply for criminal proceedings and he will make a case that WILL is bogus etc.He very well knows WILL to be genuine but can he harrase me like this ? Is law of limitation not applicable to criminal complain also ? Is that so that WILL can be challenged anytime ?

Recently Hon'ble Supreme court of India has directed that builders can sell only parking in the basement of their apartments. but they cannot sell open parking . it was in news just two days back....
I would be thankful in case copy of the judgement is sent to me at the earliest, it is judgement that can be useful to all common buyers buying flats in apartments.

Hi,
I have agreement of sale with the owner of the house in mysore. First floor of the house has been let out for rent (from last 12 years) with agreement renewed every 2 years.
Now the tenant is refusing to vacate the house.
What are my opinons, to
1. Register the house in my name and get the ownership of house, without tenant consent?
2. Recover immediate possession of premises by court order (eviction)?
3. How safe it is go ahead with sale agreement?

Question regarding Commercial Lease of Business Premises ?
I have given my business premises on lease for 3 years , I have following questions
1. Agreement should be made from Individual to individual or company
2 The person who operates export import business, does some mischief in business than who is responsible Licensor or The Licensee
3. is there any condition, we can put because my client whom i have given premises on lease and he is importing first under advance licence and if he fails to exports than , i am liable to jt dgft and customs in any way because i do his liasion work for dgft

A residential plot registered in the name of grand father, who died 20 years ago. map sanctioned in the name of father and house was constructed about 35 years ago. there are three married sons. now father wants to divide the residential plot among three sons equally. there is no dispute or difference reg share. all sons wants to construct individual houses on their respective shares. for getting map sanctioned from development authority, ownership of plot is essential. for this purpose, a family settlement was executed on back date. but authority refused to recognise it for want of registration. counsel suggested declaratory suit by sons against father. filed, court not inclined to rely upon unregistered family arrangement. what to do.

X has taken a loan from ABC Bank. His brother Y stood as a guaranteer and has given the papers of a land property. Y died in 2007. X could not repay the loan. The Bank tells X to arrange a customer for the land for sale. But the problem is Y was married and had a daughter who is now 4 yrs old. Y's wife has remarried and taken the daughter with her. She told she has got no interest in the property, but there is no document to prove it. A party is ready to purchase the said property, but is in doubt if Y's wife or daughter claim later, then there will be problem later. Do they have any right, if so, to what extent? What is the status in case of a mortgaged property?
