Registration of property in andhrapradesh

Namaste Sirs

1) Present Market value of property = 1 crore

2) Government rate of property = 33 lakhs

3) Property purchased in the year 2000 for Rs 80,000/-

3)Property is the name of my wife uncle

4) Now my wife's uncle is willing to register the property in the name of my wife just by taking 2 lakhs rupees amount, Because my wife uncle took the responsibility of the family when my wife lost her father when she was 8 years old.

Moreover my wife's mother financed Rs 73000/- during the purchase of property in the year 2000.

5) Initially the idea in purchase of property was to sell for higher price, But now every one mindset got changed as not to sell the property but to retain.

Please advice any legal complications in future and Income tax enquiry about acquirement of property in my house wife name.

Agreement on sale cum gpa

A Full Tank Level (FTL) land is with the name of my father on the document name Pahani till May 2020. This FTL land is an ancestor's property and in year 1989 Pahani document has produced from Andhra Pradesh govt. We are 4 children includes two daughters and 2 sons to my father. My father has got expired in the 2002 year. Before expiry, my father has not told or did not give any written document to his children to share.my 2 brothers have registered their names half an each of land on May 2020 and my two brothers without knowing us about the sale they have sold to a builder with the document name of sale cum GPA on June 2020. Without telling intentionally to both of sisters or no where in sale of document our signs has not taken into consideration but our two brother children's signatures are taken into consideration. I would like to know do we get any amount on this matter. moreover, children of my two sisters will hold any power in this matter to fight with my two brothers on before Hon'ble court.

Gift deed by muslim father to minor son in mumbai

Dear Sir, I am a Muslim aged 66 from Mumbai. I have spent heavy money on my two elder sons for abroad studies and to help them to settle in their lives. Now both have comfortable married life with kids and properties. I am a retired person aged 66 years old without any sufficient income. However both sons not helping me at all and even tried to kill me. I have a minor son also from my second wife. (First wife also with me). I am worried about his future and studies. I own a flat and a commercial shop in my name and in the registered Coop Housing Society on ownership basis. I have also a piece of land with rooms constructed on it. This all immovable properties are in Mumbai and purchased by my earnings.
Now I want to make a gift deed of entire property to my minor son aged seven years old.
I would appreciate your expert advice on following.
1-- As I am a Muslim, and Is there any restrictions or issues to execute or Muslim Personal Law will affect?
2-- Can I make three separate gift deeds or only one and the registrations are required?
3-- As Beneficiary is a minor, Can I or his mother can become legal guardian until he reaches to 18 years.
4-- As its generally irrevocable gift deed, Can we add conditions eg. Taking care of parents in Old age etc.
5-- Is this deed is acceptable to the society to transfer the name to the minor?
6-- Is there any risk in future to minor?

Cancellation of settlement deed

Hello Experts,

My Grandfather had 2 daughters. He had 2 acres of land along with a house built there. Latter he made settlement deed to one grand daughter.

After some years, that grand daughter sold 1 acre. Then they started ill treating my Grandfather. He approached DRO and appealed him. After investigation, Under Senior Citizen act, RDO cancelled the 1 Acre and posted the orders.

Now Sub Register and Revenue officials are npt supporting him to change the 1 Acre land to him.

What are the next steps. Please guide me.

Lost original documents

Dear all,
i had purchased my home in 2006 from Mr. Rafique in a chawl malad, that time we made a notery between us, so that documents is originally i have right now but usse phle ke sare documents ghum ho chuke like power of atorny, sale agreement, afidevit and 7x12 utara...but xeros hai except 7x12 utara now what to do please suggest..??

Sale of property with unregistered partition deed

My friend and his brothers jointly bought a large plot. They made a partition deed which clearly defined the meats and bounds of their individual portions. But the deed was not registered. With this partition deed, they obtained CMDA approvals and built individual houses in their respective partitions. This happened 30 years ago.

They were paying property tax and other charges like EB on individual names for respective houses. They were enjoying their individual houses and partitions all these years, without any joint interaction.
As my friend died 10 years back, his wife and her sons got the Property Tax and EB transferred on to her name. Her sons gave a Release Deed on her name and this Release Deed was registered. She also applied for and got patta for her individual partition.

As she is in dire need of money now for her sons' higher education, she wants to sell her partition with her house. Is it possible for her to sell her portion without NOC from her brothers-in-law? Due to family disputes, they are not allowing her to sell her house saying that it is still a joint property. They will not give their consent when she wants to sell nor do they have the money to buy out her portion. Kindly advise on what is the best way for her to proceed

Equitable mortgage

Dear Sir,
I am a banker.My branch is in situated at a Gram Panchayat of Tigiria block.As per the property law of Odisha, Tigiria is a notified area for creation of equitable mortgage.
Kindly advice, wheteher we can create mortgage at our branch since it is in Tigiria block.
From where , We can get the clarification.

Question on bmc, mumbai rules and regulation. kindly help.

Dear Experts and everyone else,

I have been investing a lot of time lately on finding rules regarding balconies, what's allowed and what's not allowed in buildings in Mumbai by BMC. I came across two contradicting pieces of information,

1) BMC, Mumbai on the western line, suburbs, do not allow balconies of flat to be enclosed anymore.

2) BMC, Mumbai allow balconies of flat to be enclosed after taking a fee in BMC office from the flat owners.

Kindly tell me which of this information is correct and in effect currently in Mumbai and which one precedes the other one for BMC currently, as to me both statements seem to contradict to each other. Please share your thoughts and knowledge with me on this forum.

Redevelopment building

Respected Sir,
4 years back our building went into redevlopment.
Our building was of pagdi system. We had bought extra 70 sqft area by paying an initial token of 3 lakhs, out of it 50% was in cash. Few months back the builder said the area of our flat has increased and asked us to pay additional 5 lakhs by cash.
We cannot afford this addional 5lakhs , i can think of taking a loan. But the builder has now stopped paying rent too and is not picking up my call or replying to my message. Can you please help me
