I have come across several judgements confirming that society cannot charge maintenance charges according to area of the units and have to charge equal maintenance charges per unit. Is this also applicable to housing societies only or commercial complexes also ?

I am a widower. My property details are:
1. A vacant plot purchaed by me. 2. A house built by me on a plot purchased by me.
3. A house built by my own sources on a plot owned by my deceased wife.
(these 2 houses have different market price, one is 3 times worth than the other.)
I have 3 children 2 married daughters and a married son.
a.Can I decide in my Will who of the 3 children gets which property ? And
b. Before my death, can I gift the properties by making separate (or combined ) Gift Deed/s ?

Dear Sir / Madam,
My Brother name B died in April 2017. B was a bachelor and left a property without a will.
Our parents died in 1990.
In total we were 4 brothers and 3 sisters, out of which 2 brothers and 2 sisters are alive.
One brother and sister died in 2005. My dead sister has 2 children and my dead brother has 3 children.
Please tell me know whether 5 children of my deceased brother and sister are entitled to claim the property of my brother who died in 2017.
