(Querist) 14 July 2014 This query is : Resolved 
ram singh purchased a land vide agreement to sell dated 25.05.2005 and paid Rs. 50 lac out of 2 crore. the possession was delivered. Then Ram Singh carved a colony and requested the defendant Sham Bahadur to execute the sale deed of the land to the extent of Rs. 50 lac. But he refused. Ram Singh subsequently sold out entire land to Vijay by further agreement to sell as per the terms of agreement dated 25.05.2005. Now Vijay wants to file a civil suit against Ram Singh for specific performance. Kindly quote any law in this regard. is section 15 of Specific Relief Act Applies

Besides the vital question raised by expert Sh. Anirudh, what is there (covennt) in the agreement to sell qua possession of 50 lakh or 2 crore (entire)?
How much was the time granted to Ram Singh for payment of balance of consideration?.
Was Ram Singh authorised (any covenant in impugned Agreement to sell)qua further sale to Vijay or any other intending purchaser, till final payment by Ram Singh to the vendor?
When did Ram Singh sell out (entire or part of property) to Vijay?
