I have been the tenant of the building for the last 40 years. I have been paying my rentals to the original landlord regularly. The landlord sold the building and as per his advise I paid the rentals to the new landlord. This landlord also sold the building again and as per advise I paid the rentals to this new landlord.My rentals are uptodate till 2007. In the year 2007 I understand that this landlord also sold the building but no advise or informtion received. Unknown people came to collect rentals but I did not pay. Therefore, my rentals are pending since 2007. The New Landlord sent a notice 6 months back requesting that I am not a tenant and I should vacate. I have the rental receipts upto 2007. I replied thru Lawyer and sent a cheque for the entire pending amount. This regd. letter was not accepted and the same was returned. Through some sources, we have come to know that the building is still not in this new landlords name.
Is it appropriate for me to submit a RTI Application the Muncipal Corporation requesting them to advise me as to who is the current owner and is it possible for me to get a photo copy of the records showing the current owner's name so that I can pay the rentals to him once I am sure he is the legal owner.
Alternatively, please advise whether it is possible to deposit the rentals somewhere. If so, please advise where I should deposit so that I can avoid being a defaulter.
As of today, I have absolutely no information or advise as to who is the owner.

issue notice to old landlord that you have heard some rumours that property has been sold by him . howver since no intimation recieved have been uinable to pay rentals . request him to inform you details of person to whom property has been sold so that you cna pay rentals .
you cna file RT application whether property regsitered in name of new landlord .

None of the excuses are allowed for default in rent., payment of rent is pious duty.
File case in the court and pay up todate rent.

As per advise from one of the experts, I submitted RTI application to the local ward of Muncipal Corporation in Bandra West. They were very co-operative and within one week I received their reply along with copy of proof of tax paid on the property. It is discovered that this property is not in the name of the person who is currently claiming the ownership and sending lawyers notice to us to vacate the premises for rent default. It is also discovered that the copy of one page document shown by this owner claiming the ownership is also forged and not genuine. Therefore, I feel my not paying the rent to this present guy since 2007 is justified and I am not a defaulter. Mr. Merchant in whose name this property stands stopped collecting the rent saying he has already sold the property and he had informed us the name of the new owner. We paid rent to that new owner but it is discovered that he too did not register this property in his name. This new guy sold the property to this current guy who happens to send us the lawyer notices for rental defaults and pressurizing us to sign the blank agreement for developing this property which we have refused. The summary is during the last 40 years this property has changed hands nearly five times but the last two guys including the current owner have failed to register this property in their name - reasons unknown. Therefore, What is the solution now - to whom we need to pay the rent. Why we should reply/communicate with the current owner when now it has come to our notice that he is not owner of this property. Sending lawyer notice to this current owner is a waste and we do not like to encourage him in any way knowing fully well that the one page document showing he is the owner is also forged. Is there any way we can deposit the rent may be in the bank or in the court so that we do not violate any rental laws or rules. Please advise
