Docs required for redevelopment

Querist : Anonymous (Querist) 15 July 2025 This query is : Resolved
Dear sir,
My father purchased flat in 1988 and done agreement for sale. He died in 2006, the share certificate and society membership is given to my mother with court heirship certificate. My mother nominated me
with 100% share in nomination forms and submitted it to society. She died in 2024,now I submitted nomination form with application and requested society to transfer my name in the share certificate and give me the society membership. This procedure is going on.
This year Society is willing to redevelop the building and requested all society members to submit chain of agreements. Now my question is which documents I need to submit to the society because I have only one agreement for sale which is done between my father and builder in 1988.
Waiting for an early reply.
Thanks you

Your father had only one sales agreement, but it is not valid unless a sale deed is done in your name by the builder. If the society accepts this sale agreement for their purpose, you shall obtain the sale document.

Please note that the agreement of sale is not the title document.
If you refer to sale deed as sale agreement then it is alright but whether you got the property mutated in the revenue records to your name after the death of your mother because the share certificate is also not a title document.
at the time of redevelopment you will instructed to furnish documents as per the list shown to you, then you can get all those documents required.

Either you are not aware about the purchase transaction or you are misinformed about the transfer of title of the property in favour of your father / mother and you as the Society shall not transfer share in favour of your mother and you.

It is advisable to contact, consult and engage a local prudent lawyer for proper analyses of facts /documents and professional guidance.
