Hi Experts,

I hava a query on GPA, we have purchased a land 18 years before which was made as a GPA, before we have purchased the land it was exchanged to 5 other GPA hands, currently we are planning to register the site, can you please explain if there is any problem from the previous 5 hands, and how should i have to process for the registration.

Thanks & Regards,

You have a huge problem on hand.

Unless the original owner (who first granted the GPA) is alive and willing to execute the Sale Deed in your favour, you cannot have proper title to the property.

Agreed with the Expert Anirudh ji. Proper title can be obtained through original owner in whose name the property exist.

All other GPA needs to be cancelld if any sale deed is to be registered in your name.

It is very strange that since last 18 yers, you never thought the need to get your property registered in your name. Try to find out the original owner and convince him to get it registered as desired.

Trace the original owner now and get the sale deed registered in ur favor from him.
