Legality of registered kharedikhat

(Querist) 04 December 2015 This query is : Resolved 
Respected Sir / Madam,
Can a person holding irrevocable & registered Power of Attorney having all rights including sale of properties, having possession of the property & having paid full monetary consideration to all original owners;
Can he register a kharedikhat of the said property in his own name as Buyer by signing as Buyer as well as Seller of the property ? If yes , please provide some examples with Document Registration Numbers.

Hi,
You can do so.
While executing the deed mention the seller's name and your name shall appear as for the seller the power of attorney holder XYZ. And the purchaser will be your name.
Confirm the clause in POA contains the power to sign and execute the sale deed before the sub-registrar.
