Documents of immovable property

Dear Friends,
Can you pls advise what original douments should be there as title of immovable properties owned which consist of factory land,farm land, residential flats, plots and commercial flats/plots. So that if any original/doc is missing can be obtained from the registrar's office.

If original document is lost,you can have copy fromthe registrar office.I think thatyou should also give public notice that the document is lost and that no one should act upon.

1.WHILE PURCHASING IMMOVABLE PROPERTY KINDLY NOTE THAT YOU HAVE TO TAKE CARE AS YOU WILL BE INVESTING CONSIDERABLE AMOUNT.
2.YOU SHOULD NOT BE SATISFIED ABOUT DOCUMENTS GIVEN TO YOU BY SELLER.AS THERE ARE CHANCES THAT SOME IMPORTANT FACT MIGHT NOT BE DISCLOSED TO YOU AND SUBSEQUENTLY YOU HAVE TO SUFFER.
3.HENCE IT IS BETTER TO INSIST FOR A SEARCH REPORT FROM THE EXPERT LAWYER .AS IT IS NECESSARY TO CHECK AND VERIFY THE PROPERTY RECORDS AT COLLECTORS OFFICE AND CITY SURVEY OFFICE FOR PAST YEARS .
4.AGREEMENT FOR SALE MUST BE REGISTERED SO THAT IT CAN BE ENFORCEABLE BY LAW.

It;s great to get such valuable inputs from the members. To be more specific my query relates to examiing and finding the short comings in the docs of a group of companies. Where there are mobvable properties held in the name of the company, partnership firms and individual members of the family. Some of the properties are purchased/transferred way back in the years 1960, 1970 and thereafter. I have been assigned the task of examining the original documents of all the properties and find out which of the original docs are missing and get the certifed copies thereof from the office of the respective registrars.

PLS PROVIDE YOUR INPUTS WHICH ORIGINAL DOCS OF TILTLE SHOULD THE COMPANY/MEMBERS OF THE FAMILY MUST POSSESS.

it is better to take each property as one assignment and verify the document from this date to way back to 1960 !

You can first verify the latest document of one proerty and you will be knowing in whose name it is recorded and further enquiry how the proerty is acquired and collect the link documents one by one till your assesed period- way back to 1960

After getting a clear history of each property , You can assess which document should be in orignal -

In all cases the latest documents shall be in original - the link documents as original docuemtns depends on each Property history and part transfers of Property etc

Once the property History is made out and you can list the documents and you can asses the documents which should be in original

For any Missing documents , you can follow the opinion of the above experts- paper publciation & calling objections and apply for Certified copies in sub Registrar office .
