Getting back extra portion

A portion of my house (ground floor) was rented out.

The actual size of portion rented out was 4'10'' x 19'6'' but it was written as 4' x 18' in the Rent Agreement.

Thereafter we entered in to a Sale Agreement for sale of said portion to the tenant. But in that too the size of shop has been written as 4'x 18'.


Now what shall I do to get back the extra area of the shop ?

Sale Deed is yet to be executed.

If your tenant/purchaser agreed to take 4x10 instead of 4x18 area, then proceed accordingly by correcting the said extent in your agreement, if he is not accepted for 4x10 and insisted for 4x18, it became difficulty for you.

deed of rectification has to be executed if purchaser agrees that actual area sold was 4.10 x 19.6

There seems some typing mistake:
portion rented out 4'10'' x 19'6''
Written was as 4' x 18' in the Rent Agreement.
In sale agreement it is written as 4'x 18'' (instead of 4'x 18')

Please clarify whether it is 18'' or 18'.
Since sale deed not registered yet, it can be rectified while registering. or settled amicably.

Thanks everyone.

He got decree for Execution of Sale Deed for 4' X 18'.

Now he is saying that he wants to purchase the area between the boundary walls only.
