1,My father(DEAD) is mortgagee,
2,Mortgagor also dead,
3,Agricultural land Mortgage deed registered at 1977 as usufructuary mortgage,
4,time to redemption is 4 years,
5,In Limitation act, only 30 years to redemption,,now 36 years passed,
6,This land in Tamilnadu,
7,in this case , can we transfer patta to my name? or how can i solve this problem?

Whether the mortgagor lr's objecting, then file a suit for foreclosure.

A mortgagee is only like a tenant and he can never become owner to that property irrespective of lapse of time so don't expect its patta in your name on the basis of limitation.
