Good Morning Experts,
My Mother Gave me a room by doing registered power of attorney& notarized agreement (Which is not Registered) With the help of that I change the name in tax receipt.
Now I want to change my name in 7/12 ,With the help of this registered power of attorney & tax receipt Can I do this?

If not then what is other option?
1.Can I make Haqsodpatra of my muther.?
2.Can I make an Satyapratigyalekh?
3. If yes then,What is all govt.Charges for both Haqsodpatra & Satyapratigyalekh


Yes my mother is alive, She is 65 Years old & she has good health.
Yes 2 older sisters married & well Settled.
There is only one house for which I have the documents & my sisters don’t have any objection.

Their is no other property except this.

Unless the POA is registered, you cannot change the ownership of your mother.

It is also to be seen whether the property is self acquired of your mother or ancestral. If the same is ancestral then you cannot do as desired.

Since the property is in the name of your mother, she can give gift of the one room to you. But that the gift deed has to be registered. Further, appropriate applicable Stamp Duty and Registration charges have to be paid. Without doing this, you will not get proper title to the one room.

Since nobody except your mother has interest in the house, she cannot give any Haksodpatra. (That is possible only if two or more persons have a share in the property and then one wants to give up his interest in favour of another).

Satyapratigyalekh has no meaning to the matter in issue.
