Gift deed of a property owened by mother and its effect on a area possessd by father

(Querist) 17 October 2012 This query is : Resolved 
I live at Beawar (city) in Ajmer (rajasthan).
Our family have 2 houses.
There was a big dispute in our family on 20 May 2012.
My father left our house and from that day he is living separately in the other house he own.
My mother, my wife and I live in the house owned by my mother.

There are 2 rooms, which were locked (possessed) by father at the time he left and still locked.

My mother is agreed to transfer the house to me (via Gift Deed).
I have only one married elder sister, who has no objection on it.

My objective is to
- gain ownership of the house,
- dispossess father from the 2 rooms and gain possession of them.

Please guide me about the
- GIFT DEED
- Registration Charges Calculation
- its effect on the area possessed by father
- how to gain possession of the area still locked (possessed) by father.

by gift deed your mother can .

transfer ownership of the house in your name . get agreement duly stamped and regd . have it drfated by a lawyer .

stamp duty , registration charges depend upon rajasthan stamp act . as far as rooms locked by your father dont touch them at present . get property in your name first .
