The Vendors agree that within a period of one month from the execution of this presents, they shall (i) clear all their other outstanding due, taxes, maintenance, electricity charges etc. payable to any statutory authorities and cause the conveyance done in favour of the Prospective Purchasers and (ii) get the said property transferred in their names in 7/12 records.
