Advice on gpa registered site

We have purchased a 30 x 40 sqft site in 2004, and it has been registered at government registered office through GPA holder, it is still under grama panchayiti jurisdiction.

When we went to ask landowners to make ‘Confirmation Deed’ from original landowners for our records, they have told that BDA had notified this land for a layout purpose 3 years back, our land owners have paid some money to remove / delete the survey numbers from the notification.

They are asking to pay our part of amount paid to BDA, and then they will come and sign the ‘Confirmation Deed’ registration paper and will provide a photocopy of the survey number deletion from BDA . We did not know that they have paid the money to BDA or they have not informed us earlier, when we enquired neighbour site holders, some of them have paid and some of them have not paid.

Kindly let us know;

Can we get bank loans if we want to construct the house keeping GPA registration paper?

If landlord object for constructing the house, as we have not paid our part of amount that they have paid to BDA to remove the survey number from notification.

Do we require to make a fresh registration cancelling earlier registration, OR ‘Confirmation Deed’ directly from landowner is good for our future records.

Please advise us on the above.

you cna make an application tot he bank for loan . since you have purchased the proerty and registration has been done bank will sanction loan .

it is better to settle with the lanlord if you want confirmation deed . amount must not be substantial .

without going through case papers not possible to say as to whether fresh confirmation deed would be necessary or not

It is difficult to suggest w/o seeing the actual wordings in the deed.
