Implication non registration of lease agreement in karnataka

I am entering into a lease agreement for three years with a property management company who will in turn sub-let the apartment.What pre-cautions should I take?
The agreement is not intended to be registered what are the implications of non-regn.?The appartment is located at Bangalore.

any lease entered into with any one for more than one year requires registration.Without registration it would be treated void in law.
